Winterization Hints

When the temperatures drop below freezing, mobile home owners are at risk of having frozen and burst pipes. To avoid having to deal with these problems it is important to winterize your home now, while it is still warm enough to work comfortably under and around your home.

First – make sure you have no leaks inside or outside your home. A small drip will freeze and become a large icicle, which will eventually freeze the pipe or connection.

Heat Tape is critical – Check your heat tape to make sure it is working properly, and then make sure it is wrapped tightly around your pipes, AND THE WATER METER. (A frozen Water Meter is your responsibility and you will have to pay for a replacement.) Make sure it is actually heating up, older Heat Tapes may quit working and still light up as if they were good.

Insulate the pipes – Wrap the pipes with insulation – either Foam or fiberglass wrap. Make sure the pipes are completely covered with the Heat Tape inside the insulation, to keep the heat in. Tape the insulation so it will not come loose. Any place where the pipes are bare will lose the heat and freeze. Kind of like having a hole in the finger of your glove, your hand is kept warm but that finger will freeze.

Insulate the Water Meter Pit – Believe it or not – the ground stays warmer than the air. So if you fill the meter pit with insulation it will keep the heat from the ground in the pit, and help prevent meter freezing. Place insulation in thick plastic bags to keep it dry, several layers are best. If the insulation gets wet it quits working, so keeping it dry is important.

Don’t forget to put the lid on the pit – the lid keeps the heat in, without the lid it acts like a chimney and lets all the heat out.

Finally, Put up all of your Skirting – If even one piece of your skirting is missing, the temperature under your home will be the same as the temperature outside. If all your skirting is up, then some of the heat which leaks from your house will be trapped under your home and help keep your pipes warm.

Don’t forget to Insulate your hot water tank as well, especially if it is mounted on an outside wall of your home.

If you do have a freeze up, make sure you know how to shut off your water outside your home, you will be charged extra water fees if water is allowed to run after a pipe bursts.

If you have any problems, now is the time to call a plumber in to help you get ready for winter, the charges will be higher if he has to work in the middle of the night when it’s only 20 degrees outside.
